1st time homebuyers and workforce applicants will be happy to learn that MerryPlace Development LLC is willing and able to take on all homebuyers. MerryPlace invites income eligible buyers who earn less than 140% of Area Median Income as defined by the Department of Housing & Urban Development. Income eligibility is determined based on family size and annual income. A Homeownership Counselors will provide a wide array of services, which will educate and prepare homebuyers regarding owning and reselling an affordable home in MerryPlace. Local service providers such as the Prosperity Centers (funded by United Way) will provide onsite workshops regarding resale restrictions and homebuyer preparation.

Also provided is one-on-one counseling by Certified Housing Counselors for potential homebuyers currently enrolled in Family Self-Sufficiency programs explaining resale restrictions on MerryPlace homes.

The Authority will also present a Homebuyer's Guide to Affordable Housing workshop and booklet to each homebuyer in MerryPlace. By providing a variety of methods of counseling and educational tools, the Homeownership Counselors are is confidant that every new homebuyer will be well versed on the affordable housing resale restrictions in MerryPlace. We are please to announce that the presale program for condominiums at MerryPlace is now available. At present time there are condominiums for sale. The Homeownership Counselors are able to find buyers the best mortgage lenders, down payment assistance, and home sale prices. You can begin today buy using our Homeownership Opportunity form, and one of the counselors will contact you to begin getting you into the new homes construction at MerryPlace.

Our Homeownership Counselors are ready now to assist Qualified Buyers with a sales contract. A Qualified Buyer is one that:

• Will live in the MerryPlace condominium. Homes at MerryPlace are exclusively owner-occupied. No renters or investors!
• Have an annual income of no more than 140% of area median income.
